Thank you for the video, I’m looking at a couple of barren properties in Texas that I am looking to get, it’s all paid for by the USDA. The only problem is the mineral rights are not mine and there are already 17 wells on one with ,from what I understand, no compensation from those wells that are already on the 1,000 acres. I’m still figuring out where I’m gonna find the money for making a farm because I break even paying off the land. Again, thank you for the vid

projectsr71, I know nothing about this topic but to say that is “stealing” is ridiculous. It is a negotiation with the surface rights owner. What is the difference if the O&G company agrees to pay him a higher percentage cash or allow him free gas (as long as he wasn’t selling off the gas to others

The lawyer did the title search & mineral search & found no problems. I talked to the surveyer today & he thinks they missed the acerage when they gave some to children. I hope all works out ok. We’ll let you know.

Has the minerals ever been excluded/severed from this tract of land? Who did the mineral search? If there was a mineral search did you get a copy of the report? A mineral search and a title search are 2 very different things!!! Who did the survey? Did the surveyor do a real survey or was it just a property description? If he did a real survey did he have the a joiners sign the Platt?

35 acres-hardwood on most of not ready to harvest My spouses family’s related to the owners several gen back Guardian Land was part of a larger tract Title search back 100+ yrs shows no leases The borders from previous splits to kin make the tract somewhat less when surveyed Which is ok with us We’re more concerned about existing timber/gas leases we didn’t find that could cause problems Old strip mine is nearby this property & husbands family’s land mile from this land.

Been trying to buy land in KY for 6 mo Have contract Realtor’s stalling Mineral/Timber to us in contract Guardian court ordered to sell by other state Think we’ll just own the surface Lawyer says Title Ins won’t cover mineral rights Gas wells in area Didn’t get plat until last wk Realtor/lawyer are same for seller/us Want to buy land near hometown Afraid we’re getting surface & guardian has already sold the timber/mineral rights ??

Projectsr71…All I can tell you is that I personally know surface owners who get FREE gas…I have also been offered FREE gas on a parcel of land that I do not own the minerals on… Now every State is different however in Kentucky the surface owner has rights…Hmmmmm So Projectsr71 please tell me what Oil and Gas company do you work 4? LOL

Contractually, free gas to a non mineral owner that owns the surface is a breach of the oil and gas lease to those who do own the minerals. Ask yourself, who is paying for the free gas? Can you simply steal it from those who own it? Hmmmm perhaps this guy does not know as much as he thinks he does.

Hey Globe South East Kentucky is just now going through its big Nat Gas and Oil boom. Unfortunately not all the people are getting rich most of the Oil and Gas operators are taking advantage of the uneducated hillbilly’s, That is why I am making these videos! Knowledge is Power!! BTW it blows my mind how much money these Nat Gas wells produce!

Yes I get free gas 2 my home and it is good…LOL
They called me one day out of the blue, I was already working a timber contract and a coal contract… This gas deal has worked out 4 me big time but then I own 98% of my mineral rights so I get 18.75% 4 the gas…
